What does “building performance requirement” mean?

The building performance requirements of the Energize Denver Ordinance and the Building Performance Colorado standards established Energy Use Intensity (EUI) targets for commercial and multifamily buildings of certain sizes.  This is a measure of your building’s energy use per conditioned square foot.

While the penalties for non-compliance can be steep, there are many options to achieve compliance in a cost effective way.  Understanding these options is critical.

Step 1 – Benchmarking

First, we will review your current benchmarking status.  Many building owners have inaccuracies in their benchmarking that we have opportunity to correct.  We will also help you apply for any potential target adjustments.  Then we will assess the building’s performance with respect to interim and final targets.

Step 2 – Evaluate your building

Next, if your building is not in already in compliance with its current or future targets, we will perform an energy audit, identifying potential energy cost measures, and quantify benefits to ownership and occupants.  We employ a structured approach to prioritize energy upgrades based on remaining useful life of existing systems, ROI, project feasibility, and benefits.

We will evaluate lighting system upgrades, envelope improvements, air leakage reduction, HVAC, water heating, advanced building controls, on-site power generation, and opportunities for electrification phase-in.

From these results, we will develop a multiyear Building Energy Action Plan to incorporate the compliance strategies and meet goals.

Step 3 – Execution

If you are ready to execute your plan, Energetics can help make it happen by acting as owner’s rep, soliciting bids, and coordinating with trusted partners.  We will also help you secure financial incentives, grants, and tax benefits.

What if I need More?  ASHRAE Level II Audits

Some projects will need a more in depth study, to either qualify for a timeline adjustment, or to dig into a particular issue.  Then it is time to perform an ASHRAE Level II audit.  This can either be a standalone service, or can build upon the work completed in the Energy Action Plan.  We can help owners determine if they really need this or not.

The Level II audit adds energy and financial analysis of proposed energy measures, and also evaluates utility data over a longer period of time to better understand the building’s energy use.  This more detailed effort helps ensure that projects are taking the correct steps in addressing building performance issues.
